This house was totally remodeled. It was originally built in 1960 -- not one of the best eras in American home design! It has a total area of 2,700 square feet, which is on the small side by today's standards, but by optimizing the layout I was able to give it as much usable living space as many 3,500 square foot houses.
Here is the before-and-after plan of the upper level. Because the lot slopes down steeply toward the back, you enter on the upper level. Note how I cut out practically all of the hallway space at the rear of the great room while rearranging the three small bedrooms and two baths to serve as one large master bedroom suite. In the process I provided more space for a new kitchen, now open to to the great room.
